A new commercial tenant needed electrical upgrades before opening. What began with two aging fuse boxes led to the discovery of damaged equipment, an oversized upstream breaker, a full-building shutdown, panel replacement and new circuits — all completed in time for the tenant's opening.

The Short Version

A new commercial tenant in a more than 100-year-old building in St. Clair West, Toronto needed two aging fuse boxes replaced and additional circuits added before opening. During the work Portman Electric found the breaker feeding the fuse equipment was oversized for the downstream installation. A planned building shutdown allowed the upstream protection to be corrected, both fuse boxes to be replaced with modern breaker equipment, the new panel to be reoriented so it faced the adjoining room rather than the washroom, and the tenant's new circuits to be installed in time for opening.

Preparing an Older Toronto Building for a New Tenant

A new tenant was preparing to move into a commercial space in a more than 100-year-old building in the St. Clair West area of Toronto. Before opening, they wanted the electrical system reviewed and upgraded so the space could support their new use.

The first concern was two older fuse boxes serving the space. During our inspection the equipment showed physical deterioration and visible arcing marks. The tenant also needed additional circuits, which meant the existing distribution had to be assessed before any new loads were added.

A Fuse Box Located Inside the Washroom

One of the fuse boxes was located inside the washroom. As part of the upgrade we were able to reorient the replacement equipment so the electrical panel faced the adjoining room instead of opening into the washroom.

That improved the layout while allowing the new distribution equipment to serve the space from a more appropriate location.

Further Investigation Found an Oversized Feeder Breaker

While tracing the supply to the fuse boxes we found another important issue: the breaker feeding the equipment was oversized for the downstream installation. Correcting the feeder protection required access to the building's electrical distribution, so the work could not be treated as a simple fuse-box swap.

A planned building shutdown was required so the upstream breaker protection could be corrected and the replacement equipment installed safely.

Why This Matters in Older Toronto Buildings

Older buildings often contain electrical systems that have been modified many times over decades. A visible fuse box may only be one part of the system. Before adding circuits or replacing equipment, the upstream protection, feeder conductors and existing distribution need to be evaluated as a complete system.

In this project, investigating beyond the two fuse boxes identified the oversized feeder breaker before additional circuits were installed. The same principle applies to commercial electrical work across Toronto: what is behind the cover matters more than what is on it.

Building Shutdown and Electrical Upgrade

Portman Electric coordinated the work so the building could be shut down and the feeder protection corrected. The two old fuse boxes were replaced with modern breaker equipment, and the tenant's required new circuits were added as part of the upgrade.

New Circuits for the Tenant Space

With the distribution upgraded, new surface-mounted conduit and receptacle circuits were installed to support the tenant's electrical requirements. This approach allowed new wiring to be added cleanly in the existing commercial space without opening up century-old finishes.

Completed Breaker Panel Upgrade

The replacement equipment was installed and positioned to face the adjoining room rather than the washroom, correcting the original arrangement while modernising the distribution serving the space.

Finished in Time for Opening

The electrical deficiencies were corrected, the old fuse equipment was replaced, the feeder protection was addressed and the tenant received the additional circuits needed for the space. The project was completed in time for the new tenant to open as scheduled.

For the tenant the result was more than a cosmetic panel replacement: the project addressed problems in the existing electrical distribution while preparing a century-old Toronto building for its next use.

Questions About Fuse Box and Older-Building Electrical Upgrades

Should an old fuse box automatically be replaced?

Not necessarily. The decision should be based on the condition of the equipment, evidence of overheating or arcing, available capacity, the protection provided and the requirements of the space. In this project the existing fuse boxes showed damage and the tenant also required additional circuits.

Why is an oversized breaker a problem?

A breaker is intended to protect the conductors and equipment it supplies. If the upstream protection is not correctly sized for the downstream installation, the system should be assessed and corrected before additional load is added.

Can a fuse box be relocated or reoriented during an upgrade?

Depending on the existing construction and electrical layout, replacement equipment may sometimes be repositioned or reoriented. Here the replacement equipment was arranged so it faced the adjoining room rather than the washroom.

Do older Toronto commercial spaces often need electrical upgrades for new tenants?

They can. A change in tenant can introduce different equipment and circuit requirements. Older spaces may also contain electrical work from multiple eras, so reviewing the existing distribution before adding new circuits is important.

Does replacing fuse boxes always require shutting down an entire building?

No. The shutdown required depends on how the equipment is supplied and where isolation is available. In this project, correcting the upstream feeder protection required a building shutdown.
