Do property managers need to hire a licensed electrical contractor?

In Ontario, electrical work offered as a service must be done by a Licensed Electrical Contractor registered with the Electrical Safety Authority. The do-it-yourself provision applies only to someone working in a home they own and live in — it does not extend to tenanted units, common areas or commercial space. Hiring an LEC also matters for insurance and liability. You can verify any contractor's licence with ESA; ours is #7018049.

Do you handle ESA permits and inspections?

Yes. When work requires it, we file the ESA notification, coordinate the inspection and provide the documentation for your records. Not every small repair needs a permit — we tell you when one applies, and permitted work isn't closed out until it passes.

In our primary Toronto service area we typically aim to be onsite within approximately 1.5–2 hours, though building access, the nature of the request and current call volume all affect it – treat it as a target rather than a guarantee. For active smoke or fire, call 911 first.

Do you work in occupied tenant suites?

Yes, with planning. Occupied-suite work needs confirmed access, a responsible adult or authorized building representative, and notice to the tenant where required. We protect floors and finished surfaces, communicate respectfully, and remove electrical debris when we're done. We don't provide tenancy-law advice — access rules are yours to confirm.

Can you provide electrical assessments for older buildings?

Yes. We do visual assessments of accessible electrical equipment, targeted troubleshooting and thermal imaging where appropriate, with written findings, photos and prioritized recommendations. Age alone doesn't condemn equipment — condition, support and performance do. An assessment is not an ESA inspection or an engineering study; we're clear about which one your situation actually needs.
